NBS: Offer Prices of Real Estate in Second Quarter of 2024 Slightly Increased

Bratislava, August 6 (TASR) - Offer prices of residential properties in the second quarter of 2024 were 1.6 percent higher than at the beginning of the year, the first price growth after six quarters of declines, Slovakia's central bank reported on Tuesday.
In spite of this, in a year-on-year comparison, prices are lagging behind last year.
"In the second quarter of 2024, real-estate offer prices rose slightly by 1.6 percent compared to the previous quarter. This is the first positive quarter-on-quarter increase since the third quarter of 2022. Year-on-year growth is still below zero, namely at -1.3 percent," stated NBS. The average price stood at €2,461 per square metre (sqm), up €39 per sqm from the previous quarter. Bratislava, Trnava, Banska Bystrica and Kosice regions contributed to the growth of the average price.
The average price of flats in the second quarter of 2024 reached €2,749 per sqm, thus increasing by € 60 per sqm. Compared to the previous quarter, according to the NBS data, prices of all types of flats grew.
The supply has also risen, up by 5 percent quarter-on-quarter. However, the share of flats compared to houses has fallen slightly.
