House: Requirements for State-Supported Rental Housing Projects to Be Eased

Bratislava, April 10 (TASR) - In the future, buildings converted from non-residential to residential properties, as well as residential buildings that include a small portion of non-residential space intended for housing, may be included in the state-supported rental housing system, following the amendment to the law on state support for rental housing, which was definitively approved by Parliament on Thursday in a fast-tracked legislative procedure.
According to the Transport Ministry, the current wording of the law is too strict in defining the requirements for apartments and residential buildings that can be included in the state-supported rental housing system.
The aim of the new amendment is to increase housing availability, particularly in mixed-use areas, and to allow for the meaningful use of underutilised non-residential buildings. At the same time, the requirement for a minimum of 20 flats per project has been removed, making it possible to include smaller projects in the system. However, limits are being introduced — a single investment partner may have no more than 250 such flats in one cadastral area and a maximum of 1,000 across all their projects. This provision will be time-limited, applying only until 31 December 2028. The amendment will come into effect upon its official publication.
